What Does an Agent do for You?
The process of buying a home can be complicated and overwhelming,
particularly if you are a first time buyer. A good agent will
guide you through every step of the process, and enable you
to make informed decisions regarding your investment. Below
is an overview of the quality-of-service you will receive from
me.
Initial Consultation
We will begin with an initial consultation to discuss the
basics: Why do you want to buy? How long do you intend to
hold the property? To what degree are you familiar with the
process? What are your basic requirements? What is your comfort
level with regards to investments? Your answers to these questions
will be the foundation of our process together and will inform
many of our decisions. If you have not already been pre-approved
with lender, I will put you in touch with a qualified mortgage
broker who can offer financial parameters and assist you in
finding a loan that best suits your goals.
Finding Your Property
This is the fun part! You will begin to receive alerts on
all new listings that meet your criteria. I will preview your
listings on the Tuesday Broker's Tour, and then send you my
feedback, along with a customized open house schedule for
the coming weekend. In regards to the properties: I will be
able to give you an idea of the seller's strategy and advise
you on whether or not the properties are competitively priced.
If applicable, I will educate you on the benefits and drawbacks
of buying a Tenancy-in-Common (TIC) and let you know what
the accompanying qualifications for condo-conversion are.
Finally, we will thoroughly review any red flags on the property
before you write an offer, so you can bid with confidence!
Writing Your Offer
It is important to understand that your offer is not simply
a statement of the price you are willing to pay for the property
it is a contract which outlines the terms under which you
agree to that price. I will educate you on how each of the
clauses and contingencies we put in your offer will help to
protect you as a buyer. I will also advise you on a number
of measures we can take to make your offer more desirable
to the seller. Finally, we will combine comparable sales data,
with your financial parameters to determine a comfortable
price.
During Escrow
After your offer has been accepted you will be in escrow.
Escrow is the period of time during which we will work to
process your loan, and satisfy your contingencies. You may,
for example, need to have a contractor's inspection, or investigate
the source of a water leak. I will be there to advise you
on reputable inspectors, and make sure that no details are
overlooked. By working closely with both the lender and the
title company, I will keep escrow on schedule to close in
an expeditious fashion.
After Close-of-Escrow
After all the conditions of your offer have been removed,
escrow will close and you will get the keys to your new home!
There are always plenty of post-escrow arrangements that need
to be made. Scheduling movers and contractors are just a few
examples. Throughout the transition I will continue to guide
you in the right direction and assist you in locating the
appropriate resources. Simply put: my goal is to make the
entire process as seamless and as comfortable for you as possible!
