Selecting the Right Agent
Selecting the right agent is an important component! In our
initial consultation, I will thoroughly explain the sales
process and provide you with a clear picture of what you can
expect of me from start to finish. I will guide you through
a detailed market analysis of the properties that have sold
in your area, and from this data, determine a baseline figure
of your property's value. We will also discuss timelines,
market-variables, and property-conditions that may affect
your bottom line. During our meeting we will identify any
special considerations you may have for your transaction,
such as a 1031 exchange, or a sale-contingency on another
property. Finally I will provide you with a portfolio of my
work and a list of references.
Preparing Your Property for Market
Getting top dollar for your home depends on a confluence of
factors including location, presentation, season, economy,
degree of exposure, and competing inventory. In preparing
your home for market I will show you the best ways to maximize
your property's strengths, minimize the "x-factors"
and even turn so-called "drawbacks" into advantages.
I will prepare a thorough property disclosure packet, so there
will be no surprises in escrow that buyers could potentially
try to negotiate on. Most importantly, I'll develop an aggressive
marketing campaign so that your property will hit the ground
running!
Receiving Offers
Together we will review all offers that come in. I will advise
you on the strengths and weaknesses of each offer. There are
many factors to consider in determining the strongest offer.
In addition to price, we will want to consider the sources
of financing, the number of contingencies, and the length
of escrow. Each of these factors contribute to the overall
likelihood of the buyer's performance on his/her offer.
During Escrow
Once we have accepted an offer I will work closely with the
buyer's agent to keep escrow on schedule. I will work diligently
to see that all contingency removals are performed in the
manner set forth in the contract. Finally, to ensure your
level of comfort with the process, I will accompany you to
the final signing and see to it that all your questions are
answered.
After Close-of-Escrow
I regard my work with clients, not as transactions, but as
